COSI, CODI, COFI, MTA, LIBOR ARMS

The PREFERRED BANKER LOANS are special loans available only to persons with very good credit and loan LTVs of 80% - 95%. These loans have a unique option of loaning yourself money by making monthly payments set at a lower amount than required. Persons utilizing these options can put their equity in savings or investment accounts instead of paying it towards a mortgage.

These SPECIAL LOANS can be a COFI, COSI, 12 Month MTA or LIBOR Indexed ARM - a hybrid mortgage that combines the best of fixed and adjustable rate mortgage programs. It gives you the low payments of an adjustable mortgage - with rates starting as low as 1.25% (depending on loan program)! But, because it's based on savings rates, it's a very stable loan similar to a fixed rate program. This is one of the few programs that gives borrowers the low payments they want, the tax deductions they need, and a 30-year loan that may be paid off in 20 years.

One of the best benefits of the Preferred Banker Loan is its ability to allow you to make money on the bank's money. The difference between what you would be paying on another program and the savings you see with the Preferred Banker Loan can be put towards your retirement, your investment portfolio, college tuition or any type of saving or investment vehicle. In other words, this loan can be used not only as a tax reducing mortgage program, it is also a financial tool.

For Example:

Bill Wright is 40 years old, and married with two children. He currently has $10,000 in retirement savings, and he is only contributing a small amount of his salary into his 401K program. Currently he has a $200,000 fixed-rate mortgage at 8.5%. After he refinanced with the Preferred Banker Loan, Bill takes only the first five year's worth of savings from his high interest fixed rate program. He then invests it into his 401K where it will earn an average rate of return of 15% per year, based on historical averages. The five year's worth of savings is $27,711. When invested back into his 401K program, the portfolio will have grown to $46,498 at the end of five years.
